Why Outdated Wiring Is a Serious Risk

Old wiring is the single biggest hidden danger in UK homes. Pre-1970s properties often contain rubber-insulated cables that become brittle and crack with age, exposing live conductors inside walls and ceilings. This creates a direct fire risk that's invisible until it's too late.

Outdated consumer units (fuse boards) without RCD protection cannot detect earth faults. Modern RCDs disconnect the supply in under 40 milliseconds — potentially saving your life. Older rewirable fuse boards offer no such protection.

Properties with old wiring frequently fail EICR inspections, which can delay property sales, void insurance policies, and leave landlords in breach of legal requirements. The cost of a failed sale or insurance claim far exceeds the cost of a rewire.

Partial upgrades or patch repairs on top of old wiring often create mixed installations that are harder to maintain and more prone to faults. A comprehensive rewire solves the problem once and for all.

We inspect the existing installation, discuss your requirements (socket positions, lighting layout), and provide a detailed fixed quote with a clear timeline.

New cables are routed through walls, floors, and ceilings. We install back boxes for sockets and switches. Dust sheets and protective covers are used throughout.

A new consumer unit with full RCD/RCBO protection is installed, ensuring every circuit is individually protected.

Sockets, switches, light fittings, and accessories are connected. Cable terminations are made and tightened to specification.

Every circuit is tested to BS 7671 standards. You receive a full Electrical Installation Certificate and Building Regulations Compliance Certificate.

Full Rewire — A complete full rewire involves removing all existing wiring and replacing it with new twin-and-earth cable (6242Y), installing a modern consumer unit, and fitting new sockets, switches, and light fittings throughout. This is recommended when the existing wiring is over 25 years old, uses rubber or lead-sheathed cable, or has failed an EICR inspection.

Partial Rewire — If only certain areas or circuits are outdated, a partial rewire targets those specific sections. Common scenarios include rewiring an extension that was poorly done, upgrading a kitchen or bathroom circuit to meet current regulations, or replacing a single floor's wiring while leaving newer circuits intact.

Cable Types — We use LSF (Low Smoke and Fume) twin-and-earth cable throughout, which is the current standard for domestic installations. For outdoor and underground runs, we use SWA (Steel Wire Armoured) cable. Shower circuits use 10mm² cable; ring mains use 2.5mm²; lighting circuits use 1.5mm².

Consumer Unit — Every rewire includes a new dual-RCD or RCBO-populated consumer unit. We fit Hager, Schneider, or MK units with surge protection devices (SPDs) where required by the 18th Edition amendment.

Socket and Switch Layouts — We work with you to plan practical socket and switch positions. Modern homes typically need more sockets than older properties were designed for, so we ensure adequate provision in every room — including USB charging sockets where useful.

Plasterwork — A rewire involves chasing cables into walls. We leave chases ready for your plasterer, or we can recommend trusted plasterers we work with regularly. The first-fix stage is the most disruptive; the second fix is clean and quick.

A typical 3-bedroom semi-detached property takes 5–7 working days for a full rewire. We provide a day-by-day schedule before work begins so you can plan around the disruption.

How do I know if my house needs a rewire?

Warning signs include rubber or fabric-covered cables, a wooden-backed fuse board, frequent blown fuses, discoloured or warm sockets, flickering lights, and a burning smell. If your property is 25+ years old and hasn't been rewired, we recommend a professional inspection.

How long does a full rewire take?

A typical 3-bedroom property takes 5–7 working days. Larger or more complex properties may take longer. We'll give you a clear day-by-day timeline before work begins.

Do I need to move out during a rewire?

In most cases, no. We work room by room and ensure you always have power to essential areas. There may be brief periods where specific circuits are off, but we minimise inconvenience.

How much does a full rewire cost in Surrey?

Costs depend on property size, number of circuits, and accessibility. We provide a detailed fixed quote after an on-site survey — no hidden charges or price escalation.

Will a rewire damage my walls?

Chasing cables into walls does require some plasterwork. We keep chases neat and minimal, and leave them ready for a plasterer. We can recommend plasterers we trust if needed.

Do I get certificates after a rewire?

Yes. You receive an Electrical Installation Certificate (EIC) and a Building Regulations Compliance Certificate, both of which are required for mortgage and insurance purposes.

Can I choose my socket and switch finishes?

Absolutely. We offer a range of styles including white plastic, brushed chrome, matt black, and polished chrome. We'll discuss options during the survey.

Is a rewire covered by building regulations?

Yes. A full or partial rewire is notifiable work under Part P of the Building Regulations. As a NAPIT-registered electrician, we self-certify all work — saving you the cost and delay of local authority inspection.
