An Electrical Installation Condition Report (EICR) is a detailed inspection of your property's fixed electrical installation. It identifies defects, deterioration, and non-compliance with current safety standards — and it's a legal requirement for landlords.

Since June 2020, all rental properties in England must have a valid EICR before a new tenancy begins, and at least every 5 years thereafter. Failure to comply can result in fines of up to £30,000 and invalidation of your landlord insurance.

The Real Cost of Skipping an EICR

For landlords, operating without a valid EICR is a legal offence. Local authorities can issue fines of up to £30,000, and your landlord insurance may be voided if a fire or injury occurs in an uncertified property.

Beyond the legal risk, an uninspected electrical installation can harbour hidden dangers: deteriorating cable insulation, loose connections inside junction boxes, missing earth bonds, and overloaded circuits. These faults are invisible until they cause a fire or electric shock.

Many landlords don't realise that a failed EICR must be remediated within 28 days, and proof of remedial work must be supplied to your tenants and the local authority. Delaying the inspection often means delaying essential repairs — and increasing cost.

For homeowners, the recommended inspection interval is every 10 years (or on purchase of a new property). An EICR gives you a clear picture of your home's electrical health and identifies issues before they become emergencies.

We test every circuit: continuity, insulation resistance, earth fault loop impedance, RCD trip times, and polarity. Nothing is overlooked.

Consumer Unit Inspection — We assess the condition, labelling, and protection devices (MCBs, RCBOs, RCDs) in your consumer unit. We check for correct discrimination, adequate ratings, and signs of overheating or moisture ingress.

Circuit Testing — Every circuit in the property is individually tested. This includes continuity of protective conductors (R1+R2), insulation resistance testing at 500V DC, earth fault loop impedance (Zs), and prospective fault current (PSCC/PEFC). These tests verify that protective devices will operate correctly in a fault condition.

RCD Testing — We verify that all RCD and RCBO devices trip within the required timeframes (typically 40ms at rated current, 200ms at half-rated). RCDs that fail to trip within specification are a serious safety concern.

Visual Inspection — Beyond testing, we physically inspect accessible wiring, accessories, and enclosures for signs of damage, ageing, overheating, incorrect installation, or non-compliance with current regulations.

Observation Codes — Each finding is coded: C1 (danger present — immediate remedial action required), C2 (potentially dangerous — urgent remedial action required), C3 (improvement recommended), or FI (further investigation required). Only C1 and C2 codes cause an EICR to be classified as 'Unsatisfactory'.

Remedial Work — For C1 and C2 defects, we provide a separate fixed quote for the repair work. Once completed, we retest the affected circuits and issue an updated report confirming a 'Satisfactory' outcome.

We use Megger and Metrel multi-function testers, calibrated annually, with certificates available on request.

How often do I need an EICR?

For rental properties, every 5 years or at the start of a new tenancy — whichever comes first. For homeowners, every 10 years is recommended. When purchasing a property, we recommend an EICR before completion.

What happens if my property fails?

If C1 or C2 defects are identified, we'll provide a clear list of required remedial work with a fixed quote. We carry out the repairs, retest, and reissue an updated report — often within the same week.

How long does an EICR take?

For a typical 3-bedroom property, allow 2–4 hours depending on the size and complexity of the installation. Larger or older properties may take longer.

How much does an EICR cost in Surrey?

Do I need to be present during the inspection?

You don't need to be present for the entire inspection, but we'll need access to the consumer unit and all rooms. Landlords often arrange access with tenants.

What's the difference between an EICR and an EPC?

An EPC (Energy Performance Certificate) rates energy efficiency. An EICR tests the safety of the fixed electrical installation. They are completely separate assessments.

Can you inspect HMO properties?

Yes. We carry out EICR inspections for HMOs (Houses in Multiple Occupation), which often have more stringent electrical safety requirements.

Do I get a certificate?

You receive a formal EICR report — this is the legally required document. If remedial work is carried out, you also receive an Electrical Installation Certificate or Minor Works Certificate for the repairs.
